The building facade is planned as a ventilated facade with different finishes depending on the position. The basement is finished with natural, rustic, 3cm thick stone slabs on an inox substructure, with a chamfered edge finish. The ground and upper floors are covered with large-format ceramic facade tiles, 5mm thick, on a standard metal substructure.
Relief terracotta facade panels are installed on the recessed floor and bay windows. All finishes are mounted by hanging or gluing onto standard spacers of the necessary height to provide a ventilation layer.

The walls between the apartments are made of 20cm thick silicate blocks, on both sides sound insulated and covered with gypsum coating. The other walls are made of 19cm thick masonry blocks, covered with insulated gypsum coating towards corridors. Partition walls and installation channel ledges are made of brick. On all buildings, there are flat non-walkable roofs with durable finishing layer.
Within the facades, 15 cm stone wool insulation was used, except in the area where the cladding is made of composite aluminum panels, where the insulation is 12 cm thick. Under the cement screed in the living area, 1cm thick insulation made of expanded polystyrene will be used as sound insulation from impact noise and 3cm thick insulation as a thermal insulation layer.
Thermal insulation of 5 cm is placed on the corridor walls and 3cm stone wool layer is used for the apartments in the scope of gypsum lining in spaces that do not have increased humidity and thermal plasters in the bathrooms. Between the apartments, due to the requirement for greater insulation, a silicate block is coated on both sides with 3 cm stone wool in a gypsum coating.
Reinforced concrete ceilings in apartments are finally smoothed and painted with white dispersion paint after the application of a thin layer of plaster. In the bathrooms of apartments, suspended ceilings made of moisture-resistant gypsum plasterboards on a substructure with a height of 20cm. A suspended ceiling made of water resistant gypsum boards on a substructure, painted with an exterior facade paint, is planned on the terraces.

The Flooring is designed by multilayer hardwood parquet such as oak parquet for the living spaces and first-class granite ceramics for the wall and floor where needed, such as the bathroom and kitchen.
The parquet planks are of various widths ranging from 12cm to 16cm and lengths ranging from 120cm to 160cm. They are installed in a straight pattern without a rustic appearance. The parket is Finished by water-based matte Finish varnish for parquet Flooring.
The bathroom flooring and wall covering is designed by the first class granite ceramics by renowned Italian, Spanish or similar producer.
Bathroom walls are tiled with large format tiles up to the full height. Behind the bathroom sink thin grey shade patterned decor tiles are envisaged.
On kitchen walls, it is planned to install stone effect large slabs, d=6mm, porcelain stoneware on countertop and backsplash (up to a height of 150cm from the floor).
Design intent is to be in natural stone colors, textures and shades.
Large format terazzo looking granite tiles with anti slip properties are envisaged for terraces flooring.

The sanitary equipment planned for the toilets and bathrooms in a building are 1st class equipment. The sanitary equipment includes above-counter washbasins, wall-hung toilets, Geberit concealed cistern , Ariston Velis EVO SOL water heaters, walk-in shower enclosures with glass panels and stainless-steel linear floor drains, and Italian brand shower faucets and mixers.

The water supply system in the building is designed using polypropylene PP-R water pipes, while the risers and distribution network in the sanitary facilities are made of three-layer polypropylene pipes and öttings, with dimensions according to the calculation. For each apartment, there are planned remote reading control water meters in the revision above the built-in toilet tank.
The hot water preparation is solved locally, through boilers located in the bathrooms and kitchens. 80-liter boilers are placed above the washing and drying machines and are concealed within the bathroom furniture, matching the design of the rest of the apartment interior furniture. Low-mounted pressure boilers with a capacity of 10 liters are installed under the sinks.
The sewage system is designed with an adequate number of vertical pipes for collecting wastewater. The vertical pipes are built into the channels. The horizontal distribution in the sanitary facilities is within the walls and in the recessed øoor of the sanitary facilities.
The entire distribution is sloped from 1 to 2%. The complete distribution of the sewage system is designed with sound-optimized three-layered polypropylene drain pipes.

The heating system consists of central heating with high aluminum radiators with bimetallic coating and additional pipe radiators (towel dryer) in the bathrooms and toilets.
All heating equipment is supplied with thermostatic valves and pre-setting radiator thermostatic valves for energy optimization.
Concealed interior duct units are planned in areas under MDF masks. Air conditioning air is distributed through built in grilles External units are located on the roof of the building.
The ventilation system includes forced ventilation in the bathrooms with suction fans equipped with non-return valves and timers.

Each apartment has its own dual-tariff direct meter which will be located in the meter distribution electrical room. In addition to the entrance door to the apartment, distribution boards are installed with standard heat-resistant plastic casings, with protective doors. The project includes a system with card-based door access for the apartment. Part of the installation in the apartments is controlled through equipment based on the SMART protocol.
Lighting control (turning on/turning off and dimming as well as controlling the operation of the blinds is provided through buttons and additionally through a smartphone application. In the living room and dining room, it is possible to dim the central light above the table (two channels are provided for this purpose). Other light sources can only be turned on or off.
Control of motorized blinds is possible in all rooms where they are installed. Control of the air conditioning system is also provided. Each touch panel has an integrated temperature sensor. Glass touch panels with touch-sensitive öelds and corresponding symbols are provided for control purposes. Adequate panels with the appropriate number of öelds are installed in each room. Each channel (öeld) can control any device in the system. Based on the sensor information, it is possible to activate the backlighting of symbols or perform various actions in the iDM3 software, such as turning on room lighting circuits.

Automatic doors with doors that open in one direction (telescopic) or in both directions (central) are installed. The cabin is self-supporting, compact, made of steel profiles and sheets, protected with basic color, and equipped with a control box.
The cabins are RAL 1035 metallic color önished. The entrance area of the elevator is emphasized with large format ceramic tiles.

Vertical circulation is provided by reinforced concrete single-flight staircases and elevators. The basement is designed for the parking of passenger cars in accordance with the architectural design.
Typical residential buildings (C, D, E, F, R) have access to garages along the entire length of the facade opposite the pedestrian entrance to the building. Non-typical residential buildings (G, H, B) have access at one location and share traffic and parking spaces within a common garage. In buildings G and H, parking systems such as lifts are designed, and parking system pits are formed in the raft foundations of these buildings along with pits for lifts and separators.

When furnishing each apartment, furniture made of the highest quality materials was chosen, with special attention given to selecting details that transform the living space into a lavish home. All elements in the space are crafted from natural materials to ensure guests feel comfortable and at ease, which, alongside aesthetics, was one of the main criteria when selecting furniture.
